TM44 Inspections

What is an air conditioning inspection?

It is an assessment of current air conditioning systems that includes a full inspection of plant, compliance check and any actions or recommendations that may be required such as:

  • The efficiency of current systems.
  • Any faults identified during the inspection.
  • The adequacy of maintenance regimes.
  • The size of the systems in relation to cooling requirements.
  • Scope to reduce cooling loads.
  • Advice and recommendations on management of systems.

What are the legal requirements?

Under the Energy Performance of Buildings Regulations 2007 building owners or operators have a legal obligation to have their air conditioning systems inspected every 5 years if the total output is 12 kW or above (this includes the combined total of individual air conditioning units).  A qualified assessor must carry out the inspection and a report and certificate issued in accordance with the CIBSE guide TM44.
